This is a downpayment assistance loan program for those who want to purchase a home or condominium within an ARCH member-city, or surrounding unincorporated East King County ARCH area. The House Key Plus ARCH East King County loan program is a secondary loan option designed to lower your monthly payments by offering a reasonable interest rate and deferring your monthly payment for 30-years! 1. Your first step is to attend a free homebuyer educational course. Washington Housing Association will educate you on the process of purchasing a home in the state of Washington. No solicitation is allowed in the classroom. Your information is not sold or distributed. At the end of your class you will receive a certificate that is valid for two years and is a requirement of House Key Plus ARCH loan program.
2. After the homebuyer educational course, a trained House Key Plus ARCH loan officer will coordinate your pre-approval. All your loan options will be presented at this time. How much you qualify for will be answered. E-mail us if you have any questions regarding trained loan officers.
3. At this point you should either have a pre-approval or instructions on what you need to do in order to obtain one. The key principles that you learned in the homebuyer seminar now start to pay off! Your real estate professional and loan officer will coordinate the process of locating, financing, and closing on your new home.
House Key Plus Arch East King County requires you to qualify for the Home Advantage first mortgage loan program. This secondary loan program allows up to $30,000 in downpayment assistance at a 4.00% interest rate.
There are no monthly payments. The balance is due and payable when the borrower(s):
Sell, refinance, transfer the property.
Fail to maintain as principal place or residence.
When the home is paid off on-or-before 30 years.
You must be a first-time homebuyer. The definition of a first-time homebuyer is someone that has not owned a property in the last three years. The home you are purchasing must be your principal residence and owner-occupied. In addition, the borrower must attend a Commission-Sponsored Home Buyer Educational Seminar. Online homebuyer education will not meet the seminar requirements for the House Key Plus ARCH East King County loan program.

Funds may be used for downpayment and closing costs based upon your needs. The borrower's downpayment requirement for this program is 2% of the purchase price. Up to 1/2 of the 2% can be gifted.
